It is important that the property you rent is right for you. So take the time to ask key questions and check the property thoroughly to ensure the property meets your requirements.

The following is a guide to help you view a property successfully.

Rental Terms

• How long is the rental agreement for?
• How much notice do you need to give the landlord before terminating the rental?
• How much notice does the landlord need to give you if they want to cancel the rental agreement?
• How much notice does the landlord need to give you before entering the property?

Bills

• Rent - is it paid weekly or monthly?
• Are there any other charges in addition to the rent?
• What is the council tax cost?
• Are you or the landlord responsible for the gas, electric, telephone, water and tv licence bills?
• Is contents insurance included in the rent or are you required to obtain contents insurance?

The Property

• Check for structural damage
• Check ceilings for signs of any leaks
• Check that all windows and doors open and close and all keys are present
• Check the heating works
• Are any repairs needed and if so when will they be completed?
• Does it have an alarm system?
• Check the security of doors
• Check the toilets flush correctly
• Are there any parking restrictions and are any permits required?
• If a flat or shared property - check who is responsible for maintaining communal areas and how post is delivered.

• Agree what furniture and appliances will be left in the property
• Check any electrical appliances to ensure they work

• Where is the local doctor?
• Where is the nearest bus stop and train station?
• Where are the local schools and what are they like?
